Neither cottage carries food-service labour or a commercial kitchen to run.
The park operates on its own water supply. Owners drilled two wells in June 2012, to 56 and 75 feet. The seller reports operating yields of approximately 100 and 200 US gallons per minute. Together they feed a treated system that serves the entire park. Independent water and 50-amp power to every stall is the moat here. An older park cannot retrofit that combination without a full rebuild.
The Kootenay Lake East Shore Advantage
Crawford Bay anchors a destination corridor. The Kootenay Bay to Balfour crossing, the longest free ferry ride in the world, lands minutes from the park. As a result, it delivers touring traffic onto the East Shore all season. Kokanee Springs Golf Resort also draws multi-night golf visitors who need serviced accommodation. The park is the closest full-service RV option to the course. In addition, Crawford Bay’s working artisans, the blacksmith, the broom factory, the weaver and the glassblower, draw visitors of their own. Together they make the village a signature stop on the Kootenay touring circuit. It also stands as a daytime draw in its own right. The property sits within the Regional District of Central Kootenay.
As a result, the revenue base does not depend on a single demand channel. It also sits in a location that cannot be replicated. In addition, the parcel sits in an area with no Regional District zoning bylaw in force. It also lies outside the Agricultural Land Reserve, leaving room on the grounds to add further cabins.
