Cariboo Lodge

Cariboo Lodge is a BC lodge with restaurant for sale on Highway 1/97 in Clinton, British Columbia. This is the primary inland route connecting Vancouver to Prince George, the Yukon, and Alaska. The property has operated continuously for over 41 years. As a result, it holds a position no competing operator can replicate. It is the only full-service lodge, restaurant, and licensed pub within hundreds of kilometres on one of BC’s most-travelled highway corridors.

The Lodge and Restaurant Property

The owners built the main lodge in a distinctive log cabin style. It anchors the entire operation. For example, it houses a full-service restaurant, a licensed pub with fireplace and live entertainment, and a two-bedroom owner or manager suite. This suite reduces overhead and supports on-site management. In addition, a second building provides additional guest accommodation. Meanwhile, a third structure serves as garage and storage.

Specifically, the Lodge operates 21 guest rooms across the two accommodation buildings. Total building area is 12,962 square feet on a 1.57-acre parcel with direct Highway 1/97 frontage. In particular, recent capital improvements include updated kitchen equipment, room air conditioning, reservation software, and bar infrastructure upgrades.

The restaurant and pub are not a secondary amenity. Instead, they are a core revenue driver. No competing food and beverage operation exists within hundreds of kilometres. Because of this, the local Clinton community relies on the Lodge as its primary gathering place. This sustains restaurant and pub revenue every month of the year, regardless of accommodation occupancy.

The pub’s fireplace and live entertainment setup draws repeat local traffic through the winter months. As a result, it anchors revenue that a rooms-only operation would not capture. Therefore, for a buyer evaluating income stability, this is the distinction that separates Cariboo Lodge from a standard motel acquisition.

The Highway 1/97 Advantage

Clinton sits at the midpoint of BC’s primary inland highway corridor, equidistant between Vancouver and Prince George. For instance, every traveller heading north to the Yukon or Alaska passes through on Highway 1/97. As a result, this creates four distinct and largely non-overlapping demand channels. These are highway travellers from May through September, hunting and fishing clientele drawn by trophy elk, mule deer, and rainbow trout, Gold Rush heritage tourists, and the year-round local Village of Clinton community.
