It ranges widely by size, revenue, and location. Most of the hospitality assets we represent fall between $1M and $10M+, with pricing driven by rooms, revenue, and the strength of the market rather than square footage alone.

What should a buyer look at first?

Start with the operating numbers: occupancy and rate history, the revenue mix across rooms, food and beverage, and liquor, and the condition and remaining life of the building. Those tell you far more than the asking price does.
